Capabilities

Infrastructure capabilities, end to end

KACEL delivers complete electrical scopes — design coordination, supply, installation, civil works, inspection, and closeout documentation — under a single contract. These are the capabilities our municipal, institutional, and commercial clients procure most.

Capabilities in Detail

Scope, inclusions & delivery — by capability

Select a capability for its full scope of work: what the service covers, the client types it serves, and the delivery sequence applied on every contract.

Additional Capabilities

The complete scope of work

Beyond the core capabilities, KACEL self-performs the full range of commercial and industrial electrical work — quoted, permitted, and delivered under the same contract standards.

Sectors Served

Built for institutional & portfolio clients

KACEL works where electrical failure isn’t an inconvenience — it’s a liability, a shutdown, or a public-safety issue. Our contract base reflects that.

Municipal & Regional Government

Exterior and street lighting, recreation facilities, EV charging installations, and capital retrofit programs delivered under public tender — with substantial-performance certification and full closeout documentation.

Education & Institutional

School-board and institutional retrofit programs executed around academic calendars and occupied facilities — interior LED conversions, distribution upgrades, and life-safety lighting.

Commercial Property Portfolios

Standing maintenance, thermal scanning, and capital programs for property management firms and asset owners — one contract standard across every building in the portfolio.

Industrial & Logistics

High-bay lighting programs, distribution and transformer work, and shutdown-window execution for warehouses and industrial facilities that cannot stop production for electrical work.

Multi-Unit Residential

Suite distribution, metering separations, common-area lighting, and exterior site lighting for conversions and multi-residential properties.

General Contractors & Engineers

Electrical scopes — including self-performed civil works — delivered as a subcontractor on construction and renovation projects, coordinated with the authorities having jurisdiction.

Corporate Profile

An established contractor, built on infrastructure work

KACEL Electric Inc. was founded in 2013 and has grown into an infrastructure-focused electrical contractor serving Southern Ontario. The company’s record runs through the public record: exterior lighting programs for the Regional Municipality of Peel, an EV charging installation award from the City of Vaughan, a school-board LED retrofit for the Durham Catholic District School Board, and recreation lighting for the City of Markham — alongside standing retrofit and maintenance programs for property management and industrial clients.

The firm is led by Donny Ramirez, President and Master Electrician (since 2006), and operates licensed, insured, and bonded — with ESA permitting, inspection coordination, and closeout documentation built into every contract. Electrical and civil scopes are self-performed under one contract, so clients deal with a single accountable counterparty from tender to substantial performance.

Substantial-performance certification, as-builts, test logs, and reports delivered as a complete closeout package for your records.

Standing Programs

Programs that run beyond the project

Most KACEL contracts extend into standing programs — scheduled services that keep portfolios compliant, insured, and capital-planned year over year.

A

Annual Thermal Scan Program

One scan a year, every year, with year-over-year comparison. Insurers love it, and it catches failures on a schedule instead of at 2 a.m.

B

Emergency Lighting Log Service

Monthly and annual emergency/exit light testing done for you, with signed logs ready for fire inspection day.

C

Lighting Audit Before You Budget

A counted, costed retrofit plan for next year’s capital budget — fixtures, energy savings, and incentive estimates in one document.

D

Pre-Purchase Building Reviews

Buying or taking over a building? We review the electrical — service size, panel condition, code issues — before you sign.

E

Shutdown & Holiday Work Windows

Transformer swaps, switchgear work, and panel changes done on nights, weekends, and plant shutdowns so production never stops.

F

Tenant Chargeback Documentation

Photos, time, and materials itemized per tenant, so property managers can recover costs without an argument.

Common Questions

Working with KACEL

Does KACEL bid public tenders and RFPs?

Yes. KACEL bids and delivers public-sector work — municipal lighting programs, school-board retrofits, and EV charging installations are on our record, with certificates of substantial performance published through the Daily Commercial News. The company is licensed, insured, and bonded, and provides compliance documentation for procurement files on request.

What does a thermal scanning report actually include?

Thermal and regular photos of every problem area, the temperature readings, a severity rating for each finding, and a recommended fix — in a document you can hand to your insurer, owner, or maintenance team. If repairs are needed, we quote them from the same report.

How does a maintenance plan work?

We agree on a visit schedule — monthly, quarterly, or annual — and a scope per visit: inspections, testing, minor repairs, and a written summary after each visit. Service calls between visits are prioritized for plan clients.

Can a lighting retrofit run while the building is occupied?

Yes — most retrofits are phased by area and scheduled around operating hours, including evenings and weekends where needed. Tenants usually notice nothing but better light.

How long is a building down for a transformer replacement?

It depends on the unit and the site, but the shutdown is planned to the hour: everything that can be prepped in advance is done first, and the building is re-energized as soon as ESA inspection allows. We’ll give you the window in writing before we start.

Do you pull permits and handle inspections?

Yes. ESA permits, inspection bookings, and utility coordination are part of the job on the work that requires them — you don’t chase any of it.
